Overview

The court preliminarily approved settlements with numerous property owners and managers in In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), Case No. 3:23-md-03071, in the U.S. District Court for the Middle District of Tennessee. Plaintiffs allege that defendants conspired to fix and inflate multifamily rents through RealPage software. The settling defendants deny wrongdoing, and the court has not decided which side is right.

  • You paid rent directly to an owner, manager, or owner-operator on at least one multifamily residential lease in the United States or its territories.
  • The property was subject to a license for RealPage Revenue Management Solutions, Lease Rent Options, YieldStar, or AI Revenue Management.
  • Your eligible rental period was between October 18, 2018 and November 21, 2025.
  • You are not within an exclusion listed in the court-authorized notice.

What you could receive

The settlements establish a $359.925 million fund. The net fund is expected to be allocated on a pro rata basis using eligible rent paid, with adjustments described in the proposed allocation plan. The exact payment amount and timing are not yet known, and no payments will be made unless the settlements receive final approval.
